LMN landscape software is a business management platform for landscaping companies that estimates every job from your own operating budget, then carries the bid through scheduling, a crew time-tracking app, invoicing and job costing. It is sold by Granum in three plans: Starter from $297 a month, Professional from $648 a month, and a quoted Enterprise plan from 100 users, each after a one-time onboarding fee. Below: what LMN does, what the plans include, which one your headcount needs, and what setup takes. Pricing lighter apps instead? The lawn care software comparison covers them.

LMN starts from the bid: a design-build job priced from the company's own budget.

What LMN Landscape Software Does

LMN is landscape business management software built around one idea: every estimate should trace back to a budget that already knows what your company costs to run. LMN says it has sold to landscapers since 2009 and counts more than 3,000 North American landscaping companies as users. Since October 2025 it has been sold as LMN by Granum, the parent brand that unites LMN with SingleOps (tree care software) and Greenius (crew training). The product kept its name and its features; only the company badge changed.

  1. 1

    Set the year's budget

Labor, labor burden, equipment, materials, overhead and your profit target go in once. LMN works out the labor burden from wages, taxes and benefits.

  2. 2

    Estimate against that budget

Bids draw on your price lists and production rates, and the estimator sees the job's projected margin before the proposal goes out.

  3. 3

    Client approves in LMN

The customer reviews, comments on and approves the contract inside LMN, so nobody retypes a signed bid.

  4. 4

Signed contract becomes a job plan

LMN turns the approved contract into a digital job plan and sends it to the crew's phones through the LMN Crew app.

  5. 5

    Schedule, route and track time

A drag-and-drop calendar and crew routing put the work on the board; crews punch in, log hours and add photos from the field.

  6. 6

Invoice, collect and cost the job

Invoices come from the approved work, LMN Pay takes card and ACH payments through Stripe, and job costing compares estimated with actual hours and materials.

The short version: LMN is an estimating-first system. If your bids are mostly fixed-price mowing visits and your pain is the route and the invoice run, a scheduling-first app is the better comparison; the lawn care routing software page sorts those by what route optimization costs.

LMN Pricing: Starter, Professional and Enterprise

Unlike Aspire, which quotes every company, LMN publishes the prices of its two main plans. Both are quoted in US dollars, billed monthly, and both come after a one-time onboarding fee that the pricing page does not put a number on. Each plan includes a fixed bundle of licenses, split between office or crew lead users and crew members; additional licenses are sold for a fee that is also not listed. Every plan is sold through a demo, and the pricing page offers no free trial or free plan.

What the base price works out to

Divide each plan by the licenses it includes and Professional is the cheaper seat, as long as you would actually fill most of its 18 licenses. A company with eight people in the field pays for licenses it does not use on Professional, and needs extra licenses on Starter. Our arithmetic from the published prices:

Starter, per included license

$49.50

$297 ÷ 6 licenses

Professional, per included license

$36.00

$648 ÷ 18 licenses

Starter, 12 months

$3,564

before the onboarding fee

Professional, 12 months

$7,776

before the onboarding fee

Ask these on the demo call

  • The one-time onboarding fee for your plan (LMN lists Starter, Professional and Enterprise Launch, but no price)
  • The monthly price of each extra office/crew lead license and each extra crew member license
  • The contract term and what happens to the price at renewal
  • Whether you need Greenius, the crew training add-on, in year one

The budget comes first: last year's books set what every crew hour must recover.

Budget-Based Estimating, the Core of LMN

Most lawn care apps let you type a price. LMN asks for the numbers behind it first. You build an operating budget for the year, covering labor, equipment, materials, overhead and the profit you want, and LMN spreads the overhead across the hours you plan to sell. Every estimate then carries its share of that overhead (LMN calls it overhead recovery) and a labor burden it calculates from wages, taxes and benefits. Your price lists and production rates sit on top, so two estimators pricing the same mulch job land on the same number.

The arithmetic is worth knowing before a demo, because it is the part of LMN you will spend setup time on. Here is the logic with round example numbers, not LMN defaults:

Budget line (example company)Figure
Annual overhead (office, yard, insurance, trucks not billed to jobs)$180,000
Field hours you expect to sell in the season12,000 hrs
Overhead each sold hour must recover$15.00/hr
Crew wage$20.00/hr
Labor burden at 25% (payroll taxes, comp, benefits)$5.00/hr
Break-even cost per crew hour, before equipment and materials$40.00/hr

If that company prices a crew hour at $38, it loses money on every hour before the profit line even starts, and the loss only shows at year end. Budget-based estimating moves that discovery to the moment the bid is written, and LMN shows the estimated margin before the proposal is sent. The free landscaping budget template walks through the same budget on paper, and how to price lawn care jobs covers the labor-cost step in detail.

Job costing: the check on the budget

The second half of the loop is job costing. Hours the crew logs in the LMN Crew app, and the materials they record, are compared with what the estimate assumed while the job is still running, so a hardscape install that is running over shows up while the crew is still on site, not at the final invoice. Each finished job also adds to the history your next production rates come from. Real-time job costing and equipment and material costing are what Professional adds over Starter, so a Starter company still estimates from a budget, but the live estimate-versus-actual view is the upgrade.

LMN Starter vs Professional: Which Plan Fits

LMN's own pages do not agree on the employee counts: the pricing page sizes Starter at fewer than 10 employees and Professional at 10 or more, while the plan pages say 1 to 3 crews and 15 to 50 employees. The license bundles are the firmer guide. Count everyone who needs an office or crew lead login and everyone who punches in on the crew app, then see which bundle you outgrow first.

Which LMN plan covers your team

Counts your people against each plan's included licenses at the prices published in October 2026. Extra licenses and the onboarding fee are quoted by LMN, so they are counted, not priced.

LMN Starter

$297/mo

$3,564 a year before onboarding

Needs 1 extra office/lead license and 3 extra crew licenses, priced on request.

LMN Professional

$648/mo

$7,776 a year before onboarding

Your team fits the included licenses.

Signs LMN Fits Your Company

Good fit

  • You sell installs, enhancements or design-build work that is bid job by job
  • More than one person writes estimates and their prices drift apart
  • You know your overhead roughly but not what each crew hour must recover
  • You want card and ACH payments and QuickBooks to stay in step without retyping
  • Someone can give onboarding a few hours a week for a month or more

Look lighter first

  • A solo operator or a single mowing route with mostly fixed visit prices
  • The real problem is the daily route and reminder texts, not the bid
  • The budget numbers do not exist yet and nobody has time to build them
  • You need to sign up tonight and run tomorrow without a demo

The LMN Crew App in the Field

LMN Crew is the phone app your crew members use, installed from the App Store or Google Play, and it is included in every plan. It is where the budget meets the ground: the job plan from the signed contract shows up here with its notes and efficiency goals, and the hours logged here are what job costing compares with the estimate. The plans count office/crew lead and crew member licenses separately, so ask on the demo which kind each of your people needs.

Quick punch-ins

Crews clock in and out on the job; the hours feed payroll and the job's cost.

Offline mode

Built for low-signal sites, so time and job records stay complete where coverage drops.

English and Spanish

Both languages are built in, so the whole crew can read the job plan.

GPS location verification

Automatic GPS timestamps show when a crew was on site and on schedule.

Photos, notes and receipts

Site photos, job notes, checklists and vendor bill receipts go in from the field.

Greenius courses

If you add Greenius, its training courses open inside the same app.

What LMN Onboarding Takes

Every LMN customer is paired with an onboarding specialist who sets up the budget, price list, estimates, jobs and invoicing with you in one-on-one training calls. LMN says a company can be running in a week if it pushes, but that 30 to 45 days is typical. Most of that time is yours, not theirs: the budget and production rates come from your records. Start in the slow season, so the first spring estimates already come out of the new system.

Have these ready before the first call

Last year's numbers
Revenue, payroll, overhead and equipment costs from your books. The LMN budget is built from these, so rough guesses make rough estimates.
Wages and burden
Each role's hourly wage plus payroll taxes, workers' comp and benefits, so the labor burden LMN calculates matches what you really pay.
Production rates
Hours per unit for the work you sell: per yard of mulch, per 1,000 sq ft of sod, per shrub pruned. Start with your ten most common items.
Client list
LMN imports clients from QuickBooks or a CSV file. Merge duplicates first; one record per property saves a month of cleanup.
Vendor price lists
LMN shows you how to load vendor material price lists, so estimates start from what your supplier charges you this year.
One owner for setup
Training is one-on-one calls with an onboarding specialist; the same person should attend each one and own the settings.

On the accounting side, LMN syncs customers, invoices, payments and payroll data with QuickBooks. Starter connects to QuickBooks Online only; Professional and Enterprise connect to QuickBooks Online or Desktop, so a company still on the desktop edition needs Professional or a move to Online. Other tools connect through Zapier, which LMN lists on Professional and above, and a Beam AI integration handles measurement takeoffs.

LMN Alternatives and How It Compares

The closest comparison for LMN is Aspire, the other estimating-first system for landscape companies. The pricing models are opposite: Aspire quotes each company a single monthly license with no limit on users, while LMN publishes its plan prices and counts licenses. A company with a large field crew should price both; our Aspire landscape software review covers its quote, its Crew Control product and the signs a company is ready for it.

If you are leaving Jobber because your installs have outgrown it, LMN is one of the seven options on our Jobber alternatives page, set beside apps priced per user, truck or crew. For mostly residential maintenance, start with the broader roundups: best lawn care software for scheduling and invoicing, best lawn care CRM for customer records and follow-ups, and best lawn care routing software for route optimization. Tree care companies should look at SingleOps, Granum's sister product for arborists, rather than LMN.
